Email to guests and residents now reads “Your company via OmniPM”, with your company first, and replies come back to you.
Staff can send PDFs and other documents from the inbox. WhatsApp delivers the file; LINE gets a link that works for 7 days.
Every upcoming room check is listed with the cleaner’s answer and can be edited in place. A move-out can be marked “No room check needed”, and one with nobody booked next still gets its check.
Phones get an app-style layout: a bottom bar, a More menu, a header that stays put and lists as compact cards. Dark mode and larger, more comfortable tables can be set per device.
Viewings have their own page with four lists — to schedule, upcoming, follow-up and closed. A viewing counts as booked when the same person reserves afterwards.
A Cancellations tab in Reservations: mark refunds where you can find them, see the deposits that were kept, and residents see their refund status in the portal.
Residents can ask questions in their portal. Answers come from your customer knowledge base, their own bookings and their room’s handbook.
Report oversized rubbish with photos — from a cleaning event, too — and the office records the ward booking. It goes on the calendar, and whoever puts it out gets a reminder the day before. House leaders have their own page.
A step can be assigned to a cleaner, a maintenance staffer or the building’s house leader. They’re emailed, see it under My maintenance and tick it off. Search now finds a word anywhere in a job.
A rent month, charge or move-in invoice can be paid from the security deposit of a resident’s earlier stay. “Security deposit” is now a method in Mark paid.

A builder for your tenancy agreements: write in the editor or import a Word document, fill fields from the reservation, add clauses that print only when conditions match, preview against real reservations and keep versions. Signing inside OmniPM, with sealed and time-stamped PDFs, is built and switched on per workspace.
Write a departure checklist per property type or building, in English and Japanese. The move-out confirmation email includes the right one.
The inbox, tickets and move-out chat share one conversation design. Reply to a specific message, and react to messages on WhatsApp.
Owners sign in with an emailed code and open statements for any range of months. Every figure opens to the entries behind it, and payouts carry their transfer proof and a running balance.
Close out a deposit by applying it to the resident’s other rent. It shows in the rent breakdown and in their portal.
“Improve” polishes a reply in the inbox, tickets and move-out chat without adding facts, and can be undone. “Add to KB” reads a conversation and suggests knowledge-base entries for staff to review.
Adjust or move bedding stock with a reason; every change is logged with who made it.
Reports become projects: group requests into one job, plan ordered steps with checklists, and work in a list, a board or a Gantt chart. Each project has a data room and a share link for contractors.
“Suggest a name (AI)” reads the reports inside a project and proposes a title and a one-line description. Nothing changes until someone accepts it.
Website sessions from Google Analytics head the booking funnel, and blog performance comes from Search Console, through your own Google connection.
Staff can ask the assistant from LINE as well as the dashboard. With permission it reads live availability, prices and move-in costs — it never changes anything — and every question it can’t answer is logged.
Every dashboard screen opens its own page of the manual, following the tab you’re on.
Each workspace connects its own accounting, messaging channels and Google Workspace, instead of sharing one set.
Settings ▸ Fees & Pricing: define your own fees, plus season and length-of-stay rent rules. Quotes, move-in invoices, contracts and the P&L all read from it.
Map each freee bank account to the buildings it collects for, and match incoming transfers to residents’ unpaid rent — by hand, or automatically once you switch it on.
