One building, two kinds of stay
Monthly rooms and nightly rooms on the same calendar. Each follows its own rules.
Any room can take a monthly resident or nightly guests from Airbnb, Booking.com and your own site. The calendar shows both, plus every cleaning — so a room never gets let twice.
Contract, rent and deposit
Signed online, rent with the common-area fee, reminders until paid, and a deposit settled at move-out.
Channels and check-in
Synced with Airbnb and Booking.com, a check-in link with ID checks, and a cleaning after every stay.

Cleaning rounds for the kitchen and showers, a house leader, and the house rules in every handbook.
House leaders
One resident keeps the house running. They get their own screens, and a rent discount for it.
Pick the leader from the building’s residents — one per house. They sign in to the resident portal as usual and find a House Leader section: the rubbish rota, supply requests, duty reports, oversized-rubbish pickups and any maintenance step you hand them.

Sharehouse rooms carry a per-night guest fee, billed as a separate line due on the arrival day — never folded into rent. Apartment guests are free.

Staff get an email, and every guest is in one searchable list with the resident, room and dates.

Unpaid fees are followed up
The charge sits with the resident’s other payments, so reminders and the payment record are the same as for rent.

House rules and handbooks
House rules residents can actually find. Not the message pinned in a group chat.
Write the handbook once per building — Wi-Fi, rubbish and recycling, the kitchen, common areas, emergency contacts, the neighbourhood — and every room inherits it, overriding only what differs, like a door code. Each section chooses who sees it.

Questions from sharehouse operators
Can some rooms in a sharehouse be let by the night?
Yes. Any room can take nightly stays from Airbnb, Booking.com or your own site, alongside monthly residents in the same building. Rooms are let whole: there is no per-bed dormitory letting.
Does a house leader need a separate account?
No. They sign in to the resident portal with an emailed code. Designating them adds the House Leader section. Each house has one leader, and you can hand the role to someone else when they move out.
How is the leader’s discount applied?
As a discount on their rent, every month or for a single month. It carries over automatically when their contract renews or they change rooms.
Can residents claim back supplies they bought for the house?
Yes. A resident with a lease uploads up to five photos of the receipt. AI reads the items and flags anything that looks personal. Once you approve it, the amount is credited on a rent invoice and the cost goes to the building.
Can we use our own house rules?
Yes. Sharehouse and apartment rules are edited in Settings, in English and Japanese, and appear in every handbook.
