Occupancy

One honest rate: room-days, nightly and monthly together.

Every day of every unit counts once — a resident’s month, a guest’s three nights, a partner calendar’s block. Overlaps are merged, so nothing is counted twice, and the number on the dashboard home is the same one.

Questions about analytics

How is occupancy calculated?

In room-days: occupied days ÷ (units × days in the month), across monthly residents, nightly guests and partner calendars, with overlapping stays merged. Only buildings you have on offer count.

Is the income figure what we actually collected?

No — it’s an estimate from list prices of occupied units, with your management fee applied to managed buildings. What you actually collected is in the Rent Roll P&L, month by month and per building.

Does OmniPM set our prices automatically?

No. Unit suggestions show the ward median for comparable share-house rooms next to your price, and you decide. Nothing changes a price on its own.

Where does the market data come from?

From listings on public share-house sites, gathered regularly and grouped by ward. It covers share-house rooms; apartments are compared within your own portfolio.

Do we need Google Analytics?

Only for the Website view and the sessions step of the funnel. Property views, inquiries, reservations, sources, search filters and devices come from OmniPM’s own tracking on a website built with OmniPM.

Can we export the numbers?

Marketing and Audience export to an Excel workbook with a sheet per figure. Rent Roll reports export to Excel too.
