Owners open their own statements. You record the payout once.
Give each landlord a portal of their own: statements per building for any range of months, a running balance with every transfer and its proof, and today’s residents and occupancy. You set the fee per building; OmniPM works out what is owed.

Payouts
You pay the owner as you always have. OmniPM keeps the account straight.
- 01
Rent comes in
Payments are recorded as they land — by card, Wise, PayPay, transfer or the freee bank feed.
- 02
Costs go to the building
Receipts, cleaning, repairs and freee transactions are assigned to the building they belong to.
- 03
The fee applies itself
Each building’s rate, in force on the 1st of the month, is applied to the rent actually paid.
- 04
The statement is live
Owners see the month build up as it happens; the current month is marked as in progress.
- 05
Record the transfer
Date, amount, method, reference and up to ten proof files — with a note the owner sees and one they don’t.
- 06
Both balances move
The owner’s running balance and yours update together, month by month.

A branded email in the owner’s language. It holds no login link, so it is safe to resend.

See exactly what the owner sees, in a two-hour staff view that is never recorded as their sign-in.
Cross-checked
Each month’s balance opens the full P&L for the owner’s buildings, checked against the statement.
Management fees
A fee schedule per building, and a clear rule for what it’s charged on.
Management fee schedule
Komagome Residence · Managed
A month uses the rate in force on its 1st. Adding a new rate closes the previous one.
What the fee is charged on
Included
Not included
Only rent that has actually been paid counts, net of any discount.
Managed
You run it for the owner: fee schedule, owner split and the owner portal.
Owned
Your own building: the schedule tracks loan repayments.
Master lease
You lease it whole: the schedule tracks the lease payment.
Who keeps what
Per building, set your share of each fee and which costs you carry. The rest goes to — or is charged to — the owner.
Privacy
Owners see their buildings. Never your residents’ private details.
What owners see
Statements for their buildings, down to each payment
Residents’ names, units, dates, status and rent
Payments to and from them, with proof
Today’s occupancy per building
What they never see
Email addresses and phone numbers
Passports, ID documents and dates of birth
Nationality, employer and emergency contacts
Who has paid, arrears and deposits
Move-out inspection findings and disputes
Your cleaners’ names and your internal notes
The rule sits in the query, not the screen: a field that is never fetched can never leak.

Landlords who want you to manage, straight from your website.

Questions about the owner portal
Can owners download their statements as PDF?
Not yet. Owners open statements in the portal for any range of months and drill into every figure; a Documents tab for downloadable statements is coming.
How do owners sign in?
With their email address and a six-digit code we send them, valid for ten minutes. You can add up to ten more addresses — a spouse or an accountant — that open the same account.
Are statements final once the month ends?
Statements are worked out live from the ledger, so a late payment or a cost recorded afterwards appears in the month it belongs to. The current month is marked as in progress, and every payout you record is kept with its proof.
Can an owner see who hasn’t paid?
No. Owners see residents’ names, units, dates and rent, and the rent actually collected — never who is behind, deposits or anyone’s contact details.
Which buildings appear in the portal?
Managed buildings linked to that owner. One building has one owner; owned and master-leased buildings stay in your own P&L.
Is the portal in Japanese?
Yes. Owners switch between English and Japanese, and invitations and sign-in codes are sent in their language.
Retire the owner spreadsheet. Keep the owners happy.
