Add an owner, link their buildings and send the invitation. They sign in with a code sent by email — no password to forget — and read their portal in English or Japanese. A co-owner or their accountant can be added as another email on the same owner.

Questions from management companies

Can one owner have several buildings?

Yes. An owner can have any number of buildings, and each building belongs to one owner. Co-owners or an accountant can be added as extra emails on the owner’s account.

Can we run our own buildings alongside owners’ buildings?

Yes. Mark each building as managed, master-leased or owned. Only managed buildings appear in owner portals; the others still get their P&L, with the lease payment or loan repayment as the cost.

How do owners sign in?

With a 6-digit code sent to their email, valid for 10 minutes — no password. The portal is in English and Japanese, and you can open it as them with Log in as.

Do owners see residents’ personal details?

No. They see each unit’s resident name, move-in date, contract end, status and rent — never contact details, IDs, payment status or deposits.

Which costs reach the owner’s statement?

Whatever the building’s split leaves with the owner. By default that is every operating cost: expenses entered or assigned from freee, maintenance purchases, and cleaning labour and supplies.
