How one Tokyo operator runs 110+ buildings of nightly guests and monthly residents from one dashboard.
OmniPM started as the system Modern Living built to run its own business: Airbnb and Booking.com stays, monthly residents and owners’ buildings, all in the same portfolio.

Two businesses in the same buildings
Modern Living rents furnished rooms in Tokyo by the month, and lets some of the same buildings by the night on Airbnb and Booking.com. A monthly resident needs a contract, rent and a move-out settlement; a nightly guest needs a check-in, a door code and a clean room by 15:00. Most software handles one or the other.
So the team built one system for both: a single calendar where monthly residents and platform stays share the grid, one ledger where rent and nightly payouts land, and one inbox where residents on LINE and guests on WhatsApp are answered by the same people.

The routine work, moved off people
More than 35 scheduled jobs now do what used to be somebody’s morning: importing platform stays, creating a room check in every gap between stays, choosing and notifying the cleaner, sending rent reminders, matching bank transfers, and escalating any message left unanswered for eight hours.
Cleaners work from their phones with a timer and before-and-after photos; an issue they report becomes a maintenance job with its own checklist and costs. Owners sign in to see statements for their own buildings, each figure opening the stays and costs behind it.
The website runs on the same data
modernlivingjapan.com reads its listings, prices, photos and availability from the dashboard, in 13 languages. Inquiries, viewing requests and waitlist sign-ups arrive in the dashboard, and visits feed the marketing analytics.
