The resident lifecycle
Six stages, each connected to the service it needs. Every payment lands in one ledger, so the owner statement follows on its own.
Contracts
Written and signed in OmniPM, with no outside signing service.
Your contract is set up in the editor, or imported from Word, when you start. Names, dates, rent and fees come from the booking. Each signer gets a link in turn — resident, co-occupants, then a guardian if needed.
Rent and payments
Rent that reconciles itself.
Residents pay by card, PayPal, bank transfer, Wise, QR wallets or cash — whatever you switch on. A transfer screenshot is read by AI for amount and recipient; the bank feed is pulled every 15 minutes; reminders go out daily until it’s paid.
Deposits are tracked from booking to move-out, and every line feeds the P&L per building and the owner statement.

Notice, from the portal
The resident picks a date and time slot; any penalty is shown before they send it. Rent is prorated and a calendar event added.
Report, after the room check
Findings become charge lines, with the move-in photos alongside. AI flags damage that was reported before move-in and drafts the letter.
Seven days to dispute
The report is posted in a chat; the resident can reply or dispute it.
Settlement
It locks after seven days. Staff record the refund, a partial refund or a deduction.

No. The resident portal works in a browser, in 13 languages, and residents sign in with an emailed code.
Can we use our own contract wording?
Yes. Write it in the editor or import it from Word; English and Japanese templates are included to start from.
Does it handle nightly stays in the same building?
Yes. Monthly residents and Airbnb or Booking.com stays share one calendar, and the iCal feeds keep each platform up to date.
